Plans for a new development of 1,250 new homes have been submitted for Belvedere.
Property developer Aitch Group has submitted an outline planning application to Bexley Council for a residential-led development at a brownfield site in Crabtree Manorway South.
The six-hectare plot is located near existing road and rail infrastructure and Aitch Group said it represents a significant opportunity to help meet the housing shortage in Bexley. It sits within the Bexley Riverside Opportunity Area and has been identified for regeneration in Bexley’s emerging Local Plan.
The proposals aim to deliver a mix of one, two, three, and four-bedroom homes, providing new affordable and family-sized units, alongside over 10,000 sqm of new public green space for residents and the local community.
In addition to the much-needed new housing, the scheme would include commercial space that will cater to the local community, landscaped communal amenity spaces, play spaces for children, and an ecological trail.
The developer said that following extensive public consultation, the plans aim to meet the aspirations of the local community, as well as supporting the objectives identified in Bexley Council’s Growth Strategy.
The proposals envisage a variety of different homes such as townhouses, mansions blocks, duplexes and mews houses.
Each home would feature private amenity space in the form of a balcony, terrace or private garden.
Building heights will range from 2 to 8 storeys and each residential block will have access to secure communal gardens.
The high-quality designs have been developed by PRP, an urban regeneration specialist and architecture firm.
The details of the scheme will be confirmed through Reserved Matters with the development delivered in phases. Should the application be granted, Aitch Group hopes to start on site in 2023, with the first homes delivered in 2025.
